Bennion Deville Homes is revamping its Palm Springs office structure by bolstering the agent and staff support at its Palm Springs Main (left) and Palm Springs South offices.

Bennion Deville Homes, the Coachella Valley’s largest real estate brokerage with a 3-to-1 advantage in closed sales volume over its closest competitor, is revamping its Palm Springs office structure. The agents and staff from its Palm Springs Midtown office will be moving to its Palm Springs Main office, located at 850 North Palm Canyon, and Palm Springs South office, located at 2465 East Palm Canyon Drive, Suite 605. The move creates space for their CV Escrow services company to expand into the office space where the Midtown office currently resides.

“This is a win-win for everyone,” says Bob Deville, Co-Founder of Bennion Deville Homes. “By consolidating our resources into two main Palm Springs offices, we are making a strategic move to fortify the services we offer our agents and clients while also allowing CV Escrow, one of our affiliate companies, the opportunity to expand our business and gain a larger footprint in the local area. Our real estate professionals and staff who worked out of the Midtown office have moved to our Palm Springs Main and South offices, so the same friendly faces that helped you in our Midtown office will continue to be there for you to help with your Palm Springs real estate needs.”

July 26, 2016

Realtor Max Plihal joins the Carlsbad office of Bennion Deville Homes
Bennion Deville Homes welcomes Realtor Max Plihal to the Carlsbad office.

Bennion Deville Homes proudly welcomes Realtor Max Plihal to the Carlsbad office, located at 300 Carlsbad Village Drive, Suite 217. Max uses his passion for real estate and helping others to the benefit of buyers and sellers throughout North County San Diego. Max holds a Bachelors of Science degree in Business Administration.

As a professional with many talents, Max enjoys the constantly evolving landscape of the real estate industry and the daily challenges it poses. “The dynamics of the business change literally every day,” he says. “As a result I have to stay sharp on a variety of topics and I get to wear many hats. Whether it’s developing a multi-faceted marketing strategy for a listing, evaluating current market conditions for a buyer, or enhancing negotiation strategies, I enjoy each facet of the business and being able utilize my diverse business skillset and aptitude for learning to my clients’ benefit.”

Just like a day in the life of a real estate agent, Max recognizes that each client is different and has their own set of needs and challenges. “The most important part of my role as a real estate professional is working with my clients to uncover their unique needs and then putting together a plan to meet them,” Max continues. To that end, Max believes that arming clients with the most up-to-date information sets them up for success. “Once we have recognized the client’s needs, I will throw myself into research to discover key pieces of information and data that will help my client make an informed decision. My goal is to be the go-to resource for this material, thereby educating my clients while providing exceptional service for them.”

A big part of why Max entered real estate is that he gets to have a hand in bettering his community while simultaneously helping others. This positive attitude and selfless disposition carries over into his free time, where he volunteers his time to a variety of community improvement projects. “I want to make our community as nice as possible and the best it can be for my neighbors and for visitors to the area. We all share the same planet, and I want to do my part to leave it a better place for future generations.”

Bennion Deville Homes came highly recommended to Max by a friend, so he set up an interview with the Carlsbad office of the brokerage. The rest, as they say, is history. “The office has such a great, positive environment. Everyone is so friendly, it’s like nothing else I have experienced before. This is a place where I can truly grow my business and provide the best service possible for my clients because of the strong arsenal of resources available to me and my colleagues,” concludes Max.

Says Managing Broker Joe Wogoman, “Max’s hunger to continue to learn, develop, and adapt within the business, as well as his desire to help others, makes him the ideal real estate professional and a nice addition to our growing Carlsbad family. On behalf of everyone here, welcome Max.”

Summer Tips For Homebuyers

Bennion Deville Homes offers homebuyers some hot tips for their home search during the peak of the market during summer. Listing of 7 Santa Barbara Place in Laguna Niguel is courtesy of Sari Ward.

Since summer is the peak season of the Southern California real estate market, most buyers are hunting for homes during the hottest part of the year. Kids are out of school, summer vacation is in full effect, and the uncertainty of tax season is behind us. We have a few tips for the hardcore home hunters who brave the heat in search of their next perfect place to call home to hopefully make the experience a little cooler and a lot more enjoyable:

  1. Schedule Your Viewings When Temperatures Are Lower

During the dog days of summer, the temperature is at its highest early-to-mid-afternoon. Get started on your showings earlier in the day so you can be done by the time the needle hits the high numbers. Speaking of showings, that is our subject in point number 2 . . .

  1. Look At Logistics And Plan Ahead

In addition to planning a time to go out, look at the homes you wish to see that day and create a viewing order prior to hitting the road. If your list is long, you may want to consider breaking up your showings to only visit 3-4 a day in order to stay cool and not overwhelm your decision-making process. It is also a good idea to check the cross streets along your route to see if there are spots to grab a refreshing drink or sit in frigid air-conditioning. If you are in areas without convenience or grocery stores, you may want to bring your own drinks. Staying cool is essential on hot days, which brings us to point number 3 . . .

  1. Carry A Fan

Bring along a handheld personal fan for those sweltering days. The constant stream of moving air will help cool you down, along with a cold bottle of water, which brings us to tip number 4 . . .

  1. Carry An Ice Chest With Drinks

Part of your planning for the day should include stashing a cooler with ice and a few bottles of water. As the day goes on, having extra water on hand can be helpful to quench your thirst and keep your palate wet. If you want to bring along a soft drink or juice to add some variety, that is fine, too, but nothing keeps you hydrated like water. Water doesn’t always make for the best party, but that brings us to our final tip . . .

  1. Have FUN!

This time should be exciting for you and your family. You are one step closer to finding the next place to set down roots and call home. Keep an open mind while sticking to your needs when looking at properties, but enjoy the ride along the way! Use this time to create lasting memories while experiencing the beautiful scenery and lifestyle that Southern California has to offer.

The Top Reasons To List Your Home For Sale In The Summer, Part 3

July 15, 2016
Posted by: Bennion Deville News at 11:11 am
There are tremendous benefits to listing your Coachella Valley home for sale in the summer.
Listing your home for sale in the summer has tremendous benefits.

We are excited to release the last installment in our three-part series about the perks of listing your home for sale in the summer. If you want to recap, here are links to part 1 and part 2. We addressed factors with inventory and with the seasonal window, but what about marketing opportunities? Here are a few reasons why the summer is as good a time as any to list your home for sale in the Coachella Valley.

  1. Homes Feel Like Vacation!

With the sun shining, the window coverings open, and your pool sparkling and fresh, your home looks like an inviting staycation getaway that will even entice fulltime residents to act. Which brings us to our second point . . .

  1. Photos Are Better In The Summer

For the same reasons as listed above: Perfect sunny skies, an inviting pool, pristine landscaping, and more, your home looks its best in the summer. Now is the perfect time to take photos capturing the ultimate Southern California desert lifestyle your abode affords, leading us to reason number 3 . . .

  1. No Holiday Decorations!

The summer months are free of the heavy decorating holidays that land in the fall and winter, making the staging process a simple transition. Your home already looks its best and you don’t have to do much to enhance its appeal, a win-win! With your home in prime condition and low inventory levels, we come to reason number 4 . . .

  1. URGENCY!

Urgency has made the list on all three installments, which should tell you something – there is more urgency to buy in the summer than in season. Low inventory, small viewing windows, and minimal time to accomplish a sale mean that buyers have more urgency to their actions. If your home isn’t listed for sale, it cannot be bought.

For many of the same reasons above, the markets of San Diego and Orange County are in the prime of their season, making the third quarter one of the busiest in Southern California. Many people take time off to enjoy a vacation, travel with the kids, and enjoy the perfect weather in our region. If you are considering whether now is the time to list or buy a home, contact one of our real estate professionals to help you evaluate your options.
