Bennion Deville Homes recently held an online tools and technology course for its agents at the California Desert Association of Realtors® (CDAR) offices in Palm Desert. Managing Broker Charlie White taught Bennion Deville Homes agents about the benefits of using Cloud CMA and TrendGraphix, online information reporting tools real estate professionals use to breakdown data and provide critical information to their clients so they can make an informed decision.

“We had a positive response from everyone who attended the course,” says Charlie. “The audience had varying levels of experience with these programs; some agents use the tools but needed a refresher course, and others had never used them prior to taking the course and literally started using them the same day. It is encouraging to pass along this type of information and get instant feedback that the agents are integrating these tools into their business.”

The NAR confers the MRP certification to real estate professionals who want to help military personnel and veterans find housing solutions that best meet their needs and allow them to take full advantage of their military benefits.

When military staff and their families relocate, the services of a real estate professional who understands their needs and timetables can make the transfer easier, faster, and less stressful. Realtors® who earn this certification know how to work with active duty military buyers and sellers, as well as veterans. Windermere Real Estate Southern California Realtor® Jane Alcumbrac is participating in the six month Leadership Development Academy through the California Desert Association of Realtors® (CDAR).   Under the direction of CDAR Chief Executive Officer John Gronewold, the class is designed to cultivate existing talent within CDAR to assume more prominent leadership positions and help its members, which includes Realtors® and affiliated companies, gain valuable experience and skills for application both professionally and personally.

Jane, a member of the Education Committee, was recommended for the leadership program by the current Education Committee Chair and CDAR Board Member Diana Bernardi and invited to be a participant by CDAR President Beverly Fitzgerald.   This is the first year the program is being offered by CDAR.

Jane first became involved on the Education Committee because she relied so heavily on learning in her first years of being a real estate professional and CDAR provided that education.   Many CDAR members have had a similar experience and inspiration for joining a committee, however, the organization has always had participation on larger boards and committees from the same select group of members. The goal of the program is to foster strong leadership for the future of the Association. By grooming potential leaders for these expanded roles, they are preparing the next wave of industry thinkers and contributors to handle the duties expected of them in these larger roles with the organization.

When In Drought, Think It Out

California is in the midst of a serious drought, one that has seen our reservoirs, aqueducts, and natural bodies of water evaporate to seriously low levels. With many local water authorities issuing mandatory water restrictions (click here for Coachella Valley restrictions, click here for San Diego, and click here for Orange County), some requiring a reduction in water usage by as much as 38%, we wanted to pass along some water saving tips to help you get started on conserving water and avoiding any fines or public shaming by your neighbors.

With the drought a hot topic in the region, there are plenty of articles out there about how to reduce water usage. Below are our favorite conservation tips for each location within your home or property where you use water, along with a link to the full article for each.

General Household

  1. Check For Leaks – Make sure your plumbing is free from leaks, especially from faucets, showerheads, and the toilet. A simple way to start is by reading your water meter before a period of non-use. Check the meter again after a couple of hours. If the reading is the same, there are no leaks.
  2. Install Water Saving Devices – Install aerators on all faucets, install new efficient toilets, and put in low-flow shower heads.
  3. Use Less Glassware – Put a pitcher filled with water in the fridge and use it for drinking water. Limit your household to using one drinking glass per person per day or re-use water bottles to conserve dishes.

Kitchen

  1. Avoid Running Taps – Use a small amount of water in the sink in lieu of a running tap when washing large quantities of fruit and vegetables.
  2. Use the Right Amount of Water When Cooking – Avoid using too much water when boiling, and make sure you are using the right sized piece of cookware. Remember, the larger the pot, the more water and energy needed to bring it to a boil.
  3. Recycle “Grey Water” – Collect waste water when heating up the tap, re-use boiled water, and collect dropped ice cubes to water indoor plants and garden plants.
  4. Do Full Dishwasher Loads – Only run the dishwasher when it is completely full to maximize water efficiency.

Bathroom

  1. Conserve While You Brush – Turn off the tap while you brush your teeth, a savings of hundreds of gallons each month.
  2. Throw Garbage In Waste Can – Instead of using the toilet to dispose of tissues and q-tips, throw these items in the garbage can.
  3. Save While You Wash Hands and Hair – Turn off the tap while you lather you hands with soap or wash your hair.
  4. Reduce Shower Time – Reduce the length of your shower and stick to 5 minutes (if you can). This can save hundreds of gallons of water per month.
  5. Take Showers Instead of Baths – Baths can require up to 70 gallons of water! If you must take a bath, insert the drain plug before you fill with water and adjust the temperature accordingly as the tub fills.
  6. Recycle “Grey Water” In Tub – Rather than waste the water used while waiting to heat up your shower, recycle it in a tub for use on outside plants.

Laundry Room

  1. Use Load Selector Effectively – Make sure to match the size of the load with the water level required. More than 10% of all water used in a home is from the washing machine – even a small adjustment in water levels can lead to a huge savings benefit.
  2. Only Wash Full Loads – When doing laundry, wait until you have full loads to run.

Landscaping and Gardening

  1. Go Xeriscape – Xeriscape landscaping uses minimal to no water. Plant drought resistant perennials and native flora surrounded by DG (decomposed granite), lava rock, or other no-water materials.
  2. Water At Designated Times – Most water authorities have started enforcing mandatory watering windows, most of which are early morning and late at night to avoid evaporation losses. Make sure you are following the approved watering timelines to avoid fines.
  3. Use A Compost System For Gardens – Start composting food waste and using it in the garden. This will recycle unused food, save on water usage in the garbage disposal, and help your garden grow while maintaining more moisture in the soil.

Pool/Outdoors

  1. Use A Pool Cover – Use a pool cover to help stave off evaporation of pool water.
  2. Use A Broom To Clean Outdoor Spaces – Instead of hosing off outdoor spaces such as patios, walkways, and driveways, use a push broom.
  3. Put A Spray Nozzle On Hose – Put a spray nozzle on hoses used to water outdoor plants and wash cars. When washing cars, make sure to use a bucket with soapy water and nozzled hose to reduce water usage by up to 75%.

Windermere’s Stephanie Taylor Completes NAR Mediation Training

Windermere Real Estate Southern California Realtor® Stephanie Taylor recently completed mediation training with the National Association of Realtors® (NAR) at their headquarters in Chicago.

Windermere Real Estate Southern California Realtor® Stephanie Taylor, who is based out of the Palm Springs Main office located at 850 North Palm Canyon Drive, recently completed mediation training hosted by the National Association of Realtors® (NAR) at the organization’s headquarters in Chicago. Last year, Stephanie completed the California Association of Realtors® (C.A.R.) mediation training in Los Angeles.

Rather than going through the process of arbitration, where there is a win-lose scenario, the Realtor® Code of Ethics calls for mediation, which helps restore respect and cooperation between the disputing parties and ultimately benefits consumers. The multi-day training program Stephanie completed in Chicago prepared her to mediate disputes between Realtors® arising out of cooperative real estate transactions and disputes between Realtors® and their clients. The training was taught by esteemed law professors from Northwestern University and Duke University.

After completing the C.A.R. training last year, Stephanie began serving as an ombudsman for the state association, taking hotline phone calls to offer dispute resolution over the phone. “I love real estate, and this is just taking that passion to a new place,” says Stephanie. “I enjoy providing options in an effort to help both sides come to a resolution during a difficult situation.”

Stephanie cites her newfound experience in mediation as a parallel path to her flourishing real estate career, serving for the last two years on the Grievance Committee of the California Desert Association of Realtors (CDAR). This year, she joined the Professional Standards Committee and is working with her colleagues and CDAR to bring mediation and dispute resolution to a local level. “This is something that the national and state level associations are trying to establish with local affiliates by offering these types of resources and services,” Stephanie concludes.

Stephanie Taylor earned her California real estate license in 2007 and her broker’s license in 2010, and works with buyers, sellers, and investors in Palm Springs and throughout the Coachella Valley.

In advance of the groundbreaking Consumer Financial Protection Bureau (CFPB) changes coming into effect August 1, 2015, Windermere Real Estate Southern California is holding an all agent meeting on Monday, June 15, at Omni Rancho Las Palmas in Rancho Mirage to brief its agents and managers on what the changes mean to them, their clients, and the industry.

“This is one of the most, if not the most, important meetings we will have all year,” says Windermere Real Estate Southern California Co-Owner Bob Deville. “The changes that are coming are going to be monumental to the way that we do business. As a leader in the industry, it is imperative that we offer our agents continuing education opportunities and get them up to speed on the latest legal changes so they can best serve their clients and stay within the boundaries and guidelines of the law, especially in these types of cases where the changes that are being made are so far-reaching.”

Windermere Agents Enjoy Educational Opportunities

Recently, Windermere Southern California provided its Realtors® the opportunity to advance their learning, holding two educational events in a span of two days to cover license renewal and the home loan process. Eager to expand their knowledge of the industry and maintain the status of their license, Windermere Realtors® had an exceptional turnout at both occasions.

Duane Gomer Seminars, a professional education company that specializes in real estate, presented a 3-hour continuing education and BRE license renewal review to interested Realtors® that covered the mandatory courses of agency, ethics, trust fund handling, fair housing, and risk management. The seminar also provided those in attendance with two 15-hour consumer protection courses, which are part of the license renewal exam. Agents will finish the remainder of the course time and complete the renewal exam online.

Windermere also recently arranged for a “Lunch and Learn” with Loan Officer Dawn Tiszai from So-Cal Direct Lending. Dawn spoke to the agents about the basics of the lending process, including an overview of essentials they need to know. The session was intended for newer agents, but veterans who wanted a refresher on the subject were welcome to attend.

Windermere Real Estate Southern California Realtor® and RESA® (Real Estate Staging Association) member Tianna Woods recently earned the prestigious RESA-PRO Home Staging Designation. Tianna, who has had her real estate license since 2007, has been a RESA® member since 2014 and involved in interior design since the late 1990s when she attended design school. This new designation legitimizes her status as a home staging maven and broadens her opportunities to work with clients on staging and selling their homes throughout the Coachella Valley.

In order to become a member of RESA®, applicants must meet five requirements, including passing an ethics exam, agreeing to a code of ethics, and having a minimum of one year in business as a professional home stager, among others. “RESA® is the only third-party organization for home stagers, so it lends additional credibility to me as a professional within the field and sets me apart, especially since I am the first person in the Coachella Valley with this designation,” says Tianna. “The high ethical standards set by the organization legitimize what I do and protect my clients and my business because of the strict guidelines they set for qualifying members.”

According to Tianna, professional staging is a “strategic marketing process that is aesthetic in nature. I love that I can take an average-looking home and turn it into the ‘shiny penny’ on the block. Professional home staging is not decorating and has nothing to do with personal styling choices; rather, it is about highlighting the home’s best features and helping buyers to envision your old home as their new inspired lifestyle. Plus, buyers view staged homes as better maintained.” Studies indicate that homes that are staged spend less time on the market and show better through photos placed in print and online, giving the home a greater visual impact.

Since earning the RESA-PRO Home Staging Designation in January, Tianna has already experienced additional interest and a bump in demand. “What was a complementary service to my real estate business is now a full-service operation that I run in conjunction with my duties as an agent, consulting with my fellow Realtors® and clients on getting their spaces staged,” concludes Tianna. “I love making things look nice through furnishings, the art of organization, and creating a functional living space. By doing this for my clients, I am opening new doors for them and creating additional opportunities to sell their home, and for the maximum sales price possible.”

Women’s Council of Realtors Palm Springs/Desert Cities will be hosting two speakers on Thursday, February 12, at Mission Hills Country Club, located at 34600 Mission Hills Drive in Rancho Mirage, starting at 11:00am.

Best-selling author and feng shui expert Karen Rauch Carter will be offering her top ten tips for selling properties.
