In fact, according to data from Real Data Strategies, the number of sold listings in the Coachella Valley has risen year-over-year for the last two years when comparing Q3 of 2014 to Q3 of 2013 (13.% increase), and Q3 of 2015 to Q3 of 2014 (4.5% increase). With Coachella Valley residents, who own about 50% of the homes in the market, staying inside to enjoy the frosty conditions offered by air conditioning, their search for homes heads online. Home searchers from out of area will also browse online listings in the summer to get a head start on their home search, which leads to point number 3 . . .

3. Buyers Want to Close In Time For Fall

Homebuyers want to have the ink dry on the paperwork before the fall arrives. For locals, kids go back to school so being settled into a new place is critical. For second home owners from out of the area, having the transaction signed, sealed, and delivered means they can start focusing on setting up their vacation home and enjoying it during the peak of the season. Which brings us to point number 4 . . .

4. URGENCY!

With lower inventory and a time crunch to get in before season, buyers feel an urgency to buy. They can’t buy your home if it isn’t listed!
