Bob Bennion and Bob Deville, Owners of Windermere Real Estate Southern California, recently announced their regional brokerage eclipsed the $1.6 Billion sales mark through the first six months of 2015, and surpassed $2.4 Billion in sales last year. Bennion and Deville also announced the release of the company’s 2015 second quarter Market Report, which is available for download on WindermereSoCal.com, recapping the latest Southern California real estate trends city-by-city for the Coachella Valley, Orange County, and San Diego.

Recently, Windermere Southern California released its second quarter Market Report for select Southern California markets and communities. Included in the data are year-to-year and quarter-to-quarter comparisons, as well as a 10-year trend line to gauge the general direction of the market. New to the Quarterly Market Report is a supplemental Luxury Market Report, recapping the trends in high-end homes through the three major Southern California markets.

Based on numbers provided by the Multiple Listing Service (MLS) and analyzed through TrendGraphix, the Coachella Valley is a buyer’s market. The Southern California desert saw roughly 5% more homes listed over 2014 but a decrease of almost 4% in sales for the same period last year. Inventory levels remain at a healthy 6.3 months, with a normal market level at 6 months. “We are seeing the market make steady gains to get back to pricing and inventory levels close to the peak of the market back in 2006,” says Chris Anderson, General Manager. “The progress made over the last 18 to 24 months has given us, and consumers, confidence in the Coachella Valley real estate market.”

According to data supplied by the MLS and analyzed with TrendGraphix, San Diego is a seller’s market. Overall, the county saw just over 9% fewer homes listed than in 2014 but an increase of almost 10% in sales for the same period last year. Inventory levels remain at a scant 1.9 months, less than one-third of normal market inventory levels. “The San Diego market is very hot right now,” says Kirk Gregor, Managing Broker. “We are seeing homes get multiple offers within days of coming onto the market in some areas. The demand for homes continues to maintain a high level, even as home prices steadily climb.”

Orange County is experiencing the same housing market frenzy as in San Diego. MLS data analyzed through TrendGraphix indicates Orange County is a seller’s market. Overall, the county saw almost 12% fewer homes listed than in 2014 but an increase of just under 14% in sales for the same period last year. Inventory levels remain at a slim 2 months, with 6 months the standard market inventory level. “Orange County is in the midst of a massive market resurgence,” says Sandi Richardson, Managing Broker. “Homes throughout the county are in high demand, even as prices maintain a steady increase. We are seeing a lot of sellers finally cash in on the equity they have built into their homes over the last 7-8 years and either move up or downsize.”
